Planning

Can I put a lodge on my own land?

Yes, we specialise in making this possible. You will need permission to site a mobile home, but we can assist with this process. We provide floor plans, documented proposals, completed forms, and property layouts, and can attend meetings as needed to secure the necessary permissions. An access visit might be required to ensure we can transport the home onto your land, but we can manage many logistical challenges.

Do I require planning permission?

A Certificate of Lawfulness (CoL) will be applied for, which serves as a form of permitted development. This certificate confirms from your local planning authority that your lodge can be legally placed in the desired location.

Regulations

What regulations will my lodge comply with?

All our lodges comply with BSI 3632 standards, ensuring they are built to residential specifications and suitable for use throughout the year.

What about Building Regulations?

Since our lodges meet BSI 3632 standards, they do not require additional building regulations. However, all services will be installed according to building control regulations.

Can my lodge be passed on in my will?

Yes, your lodge can be passed on to a family member. If left to a non-resident, they can sell the home. All agreements will need to be transferred to the new owner.

Can I sell my home?

Yes, you can sell your mobile home either to an approved park or to someone with their own land. We can recommend companies that purchase used homes.

Payment

What are the payment stages?

The payment stages are as follows: a 20% deposit at the time of order, 50% 28 days after the deposit/order date, and the remaining balance 14 days before dispatch/ready date.

Cancellation

Can I cancel my order?

You can cancel your order, but there may be a charge depending on how close it is to the estimated delivery date. The cancellation charges are outlined in the terms and conditions.

Performance / Design

What configurations and sizes are available?

We offer a wide variety of styles and layouts. Most homes are configured with 2 bedrooms and 2 bathrooms, including kitchen, lounge, and dining areas in various formats. Larger homes can include studies, utility rooms, and entrance halls, and can be customised to provide up to 4 bedrooms. Homes can be built up to 65 feet long and 22 feet wide to optimise plot size.

What is included in the price of my lodge?

Your new lodge will be fully decorated and furnished, including carpets, curtains, sofas, beds, wardrobes, and a fully fitted kitchen. While individual specifications vary, we are known for our ability to customise. Some extras may come at an additional cost, and our sales advisors will guide you through your options at our design studio.

Do lodges stay as warm as brick-and-mortar houses?

Yes, our lodges are built to the BS3632 standard, ensuring they are energy-efficient with good insulation, window, and door glazing. These features help reduce heat loss and lower energy bills.

Are the Lodges wheelchair accessible?

Yes, all our homes can be adapted to meet your needs. Please discuss your requirements with us to ensure they are included in your final home specification.

Are the lodges secure?

Our lodges come with door and window fixtures similar to those in traditional brick-and-mortar homes, providing equivalent security. Additionally, many residential and holiday parks are securely gated, offering an extra layer of safety.

Is there a choice of alternative exterior options available?

We offer a variety of external options, including different colours and claddings. These can be viewed in our sample room and discussed with our sales staff. Options include rendered finishes, timber cladding, and low-maintenance claddings.

What makes lodge prices vary across different sites?

Prices vary based on the model, size, and internal specifications of the home or lodge, as well as any additional features or optional extras. Costs related to services to the site and hard standing also influence the overall price.

Warranty

What are your warranty terms?

Once your home is ready and sited, we ensure it meets our high standards of finish and quality. All our homes come with a 1-year manufacturer’s warranty from the date of dispatch. We also offer a 10-year Platinum Seal, covering a wide range of structural faults.
