Step 1

Consultation

We start by getting to know you personally through a conversation over the phone or via Zoom. This helps us understand your needs and preferences, allowing us to design a lodge that suits you perfectly. We also gather details about your plot of land, including its size, shape, and orientation, as well as your budget, so we can plan effectively. With a thorough understanding of your requirements, we will then create a comprehensive, fully bespoke proposal for you to review.

Step 2

Site Survey

We carry out a comprehensive site survey to mark out the area where you want the lodge to be built, this will determine the plausibility of the placement which includes an electrical capacity check to ensure you have an electrical supply to the lodge; we will also locate and mark your mains sewer manhole and make note of external pipes that are connected for water purposes. This also provides the perfect opportunity customers to ask any questions as well.

Step 3

Viewing & Specification

To explore our range of lodges in detail, we invite all potential homeowners to visit our showground in Rushden, Northants. This is the largest showground in the UK and features a wide selection of our most popular lodges. Our friendly sales team will guide you through our vast collection of interior décor samples, offering a wide range of colours, fabrics, and styles for you to choose from. Whether you have a clear idea of your desired look or are starting from square one, our consultants will provide the support and expert advice you need.

Step 4

Certificate of Lawfulness (CoL)

A Certificate of Lawfulness (CoL) is obtained from the Local Planning Authority and confirms that your lodge is lawful, providing peace of mind in case of any objections and ensuring it is necessary for selling your house. This application can take up to eight weeks, and we offer a money-back guarantee if the application is refused.

Step 5

Manufacture

Built to meet the BSI 3632 standard, your chosen worktops, flooring, and fixtures will be expertly installed in our factory once your design choices are finalised. Quality checks are carried out at every stage to ensure that even the smallest details are finished to the highest standard.

Step 6

Site Preparation

An area of hard standing is required to site the lodge. We will install this along with all necessary services (water, power, waste, data) to prepare for the lodge installation.

Step 7

Installation

Manufacturing offsite enables a smooth and efficient installation. The units are delivered in two halves, lifted, and rolled on their chassis into position, with minimal work needed to complete the build. Within one to two days, your finished lodge will be installed.

Step 8

Commissioning & Handover

The final step is connecting the services, testing, and commissioning with the required regulatory sign-offs, such as electrical Part P certification. During the handover, we will review all elements of the lodge with you, including documentation. Any snags you identify will be noted and addressed.

Step 9

Aftercare & Warranty

All lodges come with a 1-year manufacturer’s warranty starting from the date of dispatch. Additionally, we offer a 10-year Platinum Seal, covering a wide range of structural faults. Should any manufacturing or structural issues arise, we advise customers to report them promptly. Our aftercare team will respond quickly once a report is submitted.
